Denver Real Estate Report Will The Presidential Election Impact Real Estate

Denver Real Estate Report. Will the Presidential Election impact real estate?

With such a contentious election between Hillary Clinton and Donald Trump many people are discussing what impact the election will have on real estate sales in Denver for the remainder of 2016.  On a National level the Havard Business Review did a study several years ago on how Presidential election years impact real estate and the stock market.  As we have seen some trends on a national level, locally Denver has experienced the same effect.

We have looked at election year real estate statistics in Denver with the year prior and the year after.  We don't see much of an adjustment in the Denver real estate market other than normal seasonality market shifts.

With that being said there are a group of buyers and sellers that will buy into the notion of who is elected President will impact their home purchase or sale of their home.  We call this the "Herd" mentality which will create opportunities for both Buyers and Sellers in the coming months that don't buy into the election impacting real estate sales.

In our latest Denver Real Estate Report, we discuss recent inventory, sold data, market trends and 4th quarter predictions.  We also give some tidbits on the opportunities in the Denver Real Estate market and how to take advantage of it.

In a hot Denver market, we have been able to show our clients how to not only save thousands of dollars, but how to make thousands of dollars. A recent example was a Buyer we represented who got a property $285,000 below appraised value because of timing and taking advantage of an opportunity.  Labor Day weekend is historically low for activity.  Most agents and buyers take the holiday week off.  Our team worked throughout that weekend and put several Buyers under contract on properties well below list price because they had no competition.  Case in point the example above.

For Sellers looking to sell in the 4th quarter there is an opportunity because October will heat up for Buyer activity but inventory is down because of seasonal adjustments.
