As the short days of winter slowly lengthen home buyers are waking up from their winter hibernation and they have already start looking at properties. If you are a home owner considering putting your home on the market in 2019, have you put together a game plan that will net you the highest profit in the shortest amount of time? The Denver real estate market has many different facets. Listing a home under $400,000 requires a different approach to hit the market then a home listed over $750,000. You also have to consider the neighborhoods. Homes will sell faster in Reunion at a different time of year than a condo in LoDo or a horse property in Cherry Hills. It comes down to planning and working with someone who understands you customer. One of the largest mistakes sellers make is they wait until a home they would like to purchase to hit the market before they consider putting their home on the market. At a bare minimum you should have a listing agreement signed 30 days prior to putting your home on the market. You should have a strategy in place with rent backs and contingent offers to secure you a simple transition into your new home.
