One Thing I always do as a Real Estate Consultant is Price Watch the Market. In Doing so I come across great opportunities for my Buyers. A few of my Favorite properties on the Market right now are in Arvada, CO. Signs I look for to get a great opportunity are things like, Days On Market, Price Decreases and If its been Under Contract or Not. Homes that are priced right will still sell competitively, as the Average Day on Market in Arvada for a 3 Bedroom,2 Bath Single Family Home is about 7-15 days, with an average sale price is $430,000.
1. 10755 W 60th Ave, Arvada, CO 80004. This home is located close to Old Town Arvada and has only been on the Market 12 days, however it was originally asking $420,000 and now they have done a $20K Price Drop. Shows Motivation, and possibility of getting it even lower.
2. 9228 W 75th PlArvada, CO 80005. This home is in the very popular Club Crest Subdivision and has been on the Market since 6/1/2018, Almost 3 months. A over priced home, is still a over priced home. They were originally asking $399,900 and now want $375,900. Jump on this while you can, even more potential to get it lower. They have done 3 price drops since listing it.
3. 7626 Upham CtArvada, CO 80003. This home has been on the Market since 7/30/2018, it was originally asking $370,000 and dropped the price on the 8/10/2018 to $355,000. I anticipate another decrease coming soon.
There are many more homes like this around this area and including Westminster. So if you are in the Market to buy a home and do not want to be facing multiple offers, or going extremely over list, NOW is the time to take advantage of Buyer Fatigue.
