What Home Updates Will Give You The Best Return On Your Investment

Considering selling your home?  Curious about which updates will net you the highest return?  As a buyers agent, I would like to share my insight...

The first step is to make the decision to list your property.  As I'm sure you are aware, there is a shortage of homes for sale in the Denver Metro Area.  With that being said, there are houses on the market that fail to sell every day.  There are several small projects with very little cost that can dramatically impact the offers you receive.  My personal recommendations are below:

  1. Curb appeal is King!  If your home doesn't have enough external appeal, buyers will likely forgo setting up a showing.  No showings = No sale!  A fresh coat of Exterior paint can do wonders.  Additionally, make sure the exterior is free of cobwebs, dirt, clutter and debris.  Well designed/maintained landscaping also adds appeal.

  2. Thoroughly clean and declutter the interior.  Deep clean the carpets/floors, dust all surfaces, and clean the windows.   It is estimated that anywhere from 10 to 30% of all buyers are allergic to pet dander and/or dust.  Clutter can make a home appear much smaller than it actually is.  The old saying, "Less is More" definitely applies here.

  3. Replace carpeting and/or flooring.  The majority of buyers do not want the expense of having to purchase new carpeting or flooring in order to move into their new home.  Imagine how much more appealing your home will look with new flooring...  For minimal investment.

  4. Paint the interior walls a neutral color.  Bold, expressive color may appeal to you, however, your average buyer can not see past bold colors and will move on to the next home.  Do you have holes/nicks in your walls and door jams?  It only take a few moments to fill in holes with Spackle and then touch up the paint once it is dry.

  5. Update the hardware.  Are the faucets in your bathroom still rockin' the 90's brass finish?  What about your door handles and drawer pulls?  Consider replacing them with a more current brushed nickel or oil rubbed bronze finish.

  6. Paint the Kitchen cabinets.  Are your kitchen cabinets showing their age?  Painting your kitchen cabinets can be an inexpensive/quick update option.

  7. Staging. Nothing dates a home more than old/outdated furniture.  And...  Who wants to buy an old/ugly home?  Even an 1900s Bungalo can look updated and hip with the right staging.
