Colorado's growing home price is a relatively hot topic when it comes to real estate chatter, and Aspen, CO of course is no small talk. We all know that Aspen is a prime location for famous stars such as Tom Cruse and Carmello Anthony, which is what makes Aspen one of the "richest" areas in Colorado. The most expensive home sold in Colorado in 2015 of course was in Aspen - sitting on 5 acres, with 43 rooms, this 15,000 sqft estate sold in April for $17.5 million - just 5.45 million shy of the original asking price of $22.95 million. This home included 6 bedrooms, 12 bathrooms, 9 fireplaces, complete health spa (steam, sauna, and massage rooms, exercise room, and indoor swimming pool), state of the art deluxe kitchen and theater. The HOA fee includes grounds maintenance and snow removal for $7115 annually.
One thing I noticed after looking at the ultra-luxury market in Colorado is that the majority of homes sell for lower or much lower than asking. There were 3 homes in Aspen that sold in 2015 above the $5M range and all sold for below asking. In fact, in Colorado there were 11 total homes sold in 2015 above the $5M range, and all closed below asking price. In my opinion, as a Realtor, pricing the ultra-luxury market must be a fine touch learned from experience. How much would you pay for this ultra-luxury home!?
