Not every Realtor holds open houses. When you find the one that does, you’ve likely found a winner. When you are putting your house up for sale, and on the market, an Open House is a great way to market your house. Here are some reasons why:
Word of mouth: When your Realtor door knocks in your neighborhood inviting your neighbors to the open house (which they should) the word of mouth begins to spread. All of a sudden, your neighbors, who know and trust you, start thinking about their house or who they might want as a neighbor. This could bring in additional potential buyers.
The National Association of Realtors reports that about 1% of homes are sold because someone saw that house when visiting the Open House. If you ask anyone who has ever sold a house, they will tell you, it only takes one person. So why not give yourself that extra opportunity to find your buyer.
If you work with a Realtor that consistently holds open houses, they will most likely have a big database of potential buyers. So even if your Realtor does not find your buyer at your Open House, there is a better chance they have that buyer in their database than someone who does not regularly hold open houses.
Sometimes, a Realtor can be busy when their buyer wants to see a house. An Open House provides an opportunity for those buyers to see the house, even if their Realtor cannot see it with them. Once again, providing more opportunity for potential buyers to see your house.
Along with a comprehensive marketing plan, an Open House can be an incredibly effective way to market your house while bringing in buyers. If your Realtor is not holding open houses, ask them why.
