If you’re considering putting your home on the market and are waiting till June for the kids to be out of school or for some other scheduling reason there is no need to wait to put your home on the market. Coordinating the sale of your current home and the purchase of your next home can be almost impossible to do. Right now, in many parts of the Denver area it is a very strong sellers market. There aren’t very many homes for sale right now, but there are many buyers out there fighting for the few homes that come available. Getting multiple offers while on the market just a few days is quite common. There is no better position for a home seller to be in than having a number of potential buyers trying to out bid each other for your home. How would you like the peace of mind of having your home sold now, taking advantage of the current market conditions, and then having the time to search for another home without the fear of being “homeless”? Consider doing a rent back agreement. This allows you to stay in your current home until you are ready to move. How does it work? When you get an offer on your current home, you make it a part of the contract that possession won’t be until the date you are ready to move into your new home, say June 15th. If you were to close on the sale of your hone on March 29th, you would then pay rent (rent back) to the new owners for April, May, and the part of June. In this situation there should also be “lease” written out that protects both you and the new owner with terms such as a damage deposit, rent due date, and any other terms that you and the buyer agree to so that there are no misunderstandings and avoid any other potential issues. Then, with your home “sold” you can look for another home now. When you find your perfect new home, you can set the closing or possession date so that you can move right in, when you want to. No staying in a hotel or sleeping on the couch at a friend or family’s house till you can move into your house. Selling and buying your new home can be stress free. It’s all in the planning.
