Real Estate Showdown Week 17 Denver Vs Oakland

Well folks, this is it. The last game of the season. Its hard to believe a game against the Raiders in late December would actually mean something, and yet it does. If the Broncos win this week, they are the number one seed and have home field advantage throughout the playoffs, regardless of what the Patriots, Bengals or any of the other teams do this week.

Its an interesting situation because the Broncos need to balance the urgency of winning with not putting key players in a position where they could be injured. Clearly they shouldn’t sit their starters for the whole game, but at what point do they need to start thinking about these issues? I guess that’s why they get paid the big bucks in the NFL and not me. Well, that and I have a 40 time north of 8 seconds…

Here are a few things the Broncos ought to focus on to have a successful week 17:

Get ahead early

The 
Broncos, from an injury risk standpoint, cannot have their starters out there in the 4th quarter. The best thing they can do is hit the gas early, so they can cruise in the 4th and let their backups take the snaps.

Don’t get cute

The Broncos have ranked as the number 1 offense for the entire season with an average of 457 yards per game. Now is not the time to get cute and try anything that deviates from the gameplan. Do what works and stick to it. Let’s just say now is not the time to through Peyton into the wildcat formation.

Don’t Sleep on the Raiders

Even though the Raiders are statistically out of the hunt, they will not go quietly. The Raiders are still a team that hates losing and I’m sure would love nothing more than to spoil the Broncos plans.

In this last regular season edition of the Real Estate Showdown, 
Denver, Colorado will take on Oakland California. The last meeting didn’t go so well for Oakland. Lets see if market conditions have changed any out west. As we have each week, we will focus on 7 key factors to make our determination on which market is truly the winner (stats gathered via National Association of Realtors, Denver Metro Association of Realtors and California Association of Realtors).
Denver, Colorado 
Average Sales Price: $332,184
Percent Change in Average Sales Price (Previous Month): 0.02% Increase 
Percent Change in Average Sales Price (Previous Year): 10.04% Increase 
Percent of Home Ownership: 52% 
Home Vacancy Rate: 4.34% 
Income Per Capita: $32,051 
Unemployment Rate:  7.0%  
 
Oakland, California 
Average Sales Price: $503,950
Percent Change in Average Sales Price (Previous Month): 5.4% Increase
Percent Change in Average Sales Price (Previous Year): 29.4% Increase 
Percent of Home Ownership: 42% 
Home Vacancy Rate: 3.36%
Income Per Capita: $31,675
Unemployment Rate:  10.7%

The market in Oakland now is very similar to what it was when we last looked at it…insane! Talk about a roller coaster! A market that sees an almost 30% fluctuation in a 12 month span is not a healthy market. The national average for yearly appreciation is about  6%. Oakland’s is just a tad above that, wouldn’t you say?


Couple this with high unemployment rate and low homeownership rate, its hard to say Oakland has a healthy real estate market right now. Think about this for a minute: The income per capita is actually lower in Oakland than it is in Denver, and yet the average sales price is nearly double! No wonder homeownership is so low there.

Well this was a relatively easy matchup this week, like hopefully the game Sunday will be as well. Checkout next week as we get into the playoff edition of the Real Estate Showdown.
