Real Estate Showdown Week 11 Denver Vs Kansas City

Week 10 put a lot of Broncos fans minds at ease. The questions of “ Is Peyton OK?” and “Can Jack Del Rio lead the team in Jon Fox’s absence?” were both answered with a resounding “YES!!!”. True the Broncos  were held to a season low 28 points. That statement right there is absurd in and of itself. The Broncos  had an off week and ONLY scored 28 points!
This week coming up is the marquee matchup of the season as Denver takes on the Kansas City Chiefs. Many Broncos  fans are concerned this week might show up as another notch in the loss column. Here’s why those fans are wrong.

First off, the Chief’s strength is their defense. Without a doubt, the strongest defense in the league, the Chiefs are a staggering +17 in turnover differential. Here’s my point though: Who have they played?! Here’s a list of the quarterbacks the Chiefs have faced so far: Blaine Gabbert, Tony Romo, Michael Vick, Eli Manning, Ryan Fitzpatrick, Terrelle Pryor, Case Keenum, Jason Campbell, Jeff Tuel. Only one of those quarterbacks have ever won a super bowl and that particular quarterback is having his worst season since presumably his pop warner days. Most of those quarterback were not the starting quarterback for week 1.

Which leads me to my second point:  Have the Chiefs dominated games or scored just enough to win? I think it’s the later. The Chiefs have actually allowed more total offense yards than they have tallied up themselves. So what does this mean? They are getting key stops when needed, but again, think of the quarterbacks they have faced…

This brings me to my third and final point: The Chiefs cannot survive a shootout. They have won their games mostly by low point margins and have relied on the steady, game management skills of Alex Smith. You cannot manage a game against the cerebral assassin, Peyton Manning however. The Chiefs are averaging 23.9 points per game. The Broncos  LOWEST total all season has been 28 points. It’s just simple arithmetic, my friends.

Home Vacancy Rate: 4.34% 
Income Per Capita: $32,051 
Unemployment Rate:  7.0%  

Kansas City, Missouri 

Median Home Price: $98,000
Percent Change in Median Home Price (Previous Month): 1.60% Decrease 
Percent Change in Median Home Price (Previous Year): 4.30% Increase 
Percent of Home Ownership: 57% 
Home Vacancy Rate: 8.17%
Income Per Capita: $27, 372 
Unemployment Rate:  8.7%

Well folks, here’s an easy one. The average sales price is 40% of the average sales price in Denver. The monthly median home price has fallen 1.6% and only increased 4.6% on the year. That’s barely an improvement over basic inflation. Kansas City does have Denver on two key factors: Home Ownership Rate and affordability. However, what’s the point if your investment is actually losing money?! Also, Denver has better Home Vacancy rates, Income and Unemployment. The foundation of a strong housing market is a strong local economy. This one is a no brainer!  Check out our next Real Estate Showdown when we compare Denver to Boston.
