Kicking around the idea of buying a home? If you’re serious (if you aren’t you really should be) now is the time to take action especially if you’re going to be in the $250,000 and under price range. Homes in this price range are selling like hotcakes since mortgage rates are so low and there are so few homes for sale. If you’re going to be serious, the first step is to get preapproved for a mortgage so you will be ready to make an offer when you find the home you want. Because if you look first and then try to get pre-approved the house you want could be under contract by the time you get everything together. I’ve spoken with many buyers who have started looking at homes on line or driving around neighborhoods they like who call about a listing they like and want to see it and I have to give them the bad news that it is under contract already. There is nothing worse than finding a home you absolutely love only to find out that you can’t buy it because someone beat you to it.
The time where a buyer could take their time and look around at a number of different home that they like and “think it over” are gone. Think of it as if you were going to an auction. When you see something you like, you have to bid on it immediately, because once the gavel goes down it’s gone and there are no second chances.
