The average single family home in Denver: $460,623
The average price of a town home: $285,531
July average active listings: 7,468
The average total price per square foot for single-family homes: $263
The average total price per square foot for condos: $551
Jill Schafer recently tweeted: “Price reduction was a common term seen in the Luxury Market, as sellers made adjustments in response to an overall slowdown,” said Jill Schafer, DMAR Market Trends Committee Member and Metro Denver real estate agent. “While the Luxury Market is the only segment where homebuyers have an advantage, sellers aren’t complaining as they are getting more per square foot than in years past.”
According to Denver Metro Association of Realtors (DMAR), the highest priced single-family home sold in July was located in Denver Country Club and priced at $5,600,000. The highest priced condo sold in Denver for $1,450,000.
The number of single-family homes sold for over a million dollars saw a decrease of just under 16 percent from June to July. But, there is some good news! Comparing this year to last, there was a 20.32 percent increase and a 49.35 percent increase in homes sold for over a million dollars compared to 2014.
