There’s nothing worse than hearing your home isn't worth
what you think it is. If you have considered or have ever thought about selling
you home anytime in the near future, here are some idea that can increase you
overall home value.
1) Create Space – From what we can see buyers
prefer an open floor plan, where they can cook in the kitchen while still
entertaining their guest. Knock down non-structural walls can open up a lot of
space and create “flow” this can cost a few hundred dollars but result in
thousands when selling. 2)
Yard Work – Prune, trim and clean up the
landscaping around your home over grown bushes and unkempt trees can obscure
your homes view. Resulting in overcast, mold and a darker home.
Lighting – There are numerous ways to improve
the lighting in your home from installing skylights to simply installing
dimmers. This allows home owners to change the mood of the home.
The entrance – First impressions are everything,
typically most buyers will decide within the first 7 seconds of entering a
home. Consider replacing the front door with something that stands out a little
more, make sure the doorbell works and keep the entrance way clear of any debris.
Flooring – Flooring goes a long way typically
older homes that have yet to be renovated still have carpet or tile flooring
that most likely squeaks. Ideally replacing the flooring with hard wood create
the most value however that could be expensive. Instead a handful of nails or
new tiles to prevent squeaking and keeping the floors looking new can add a
substantial amount of home value.
These are just a handful of ideas, before listing your home
it may be a good idea to ask your realtor what are some simple do it yourself
tasks that can add value to your home
