I Am Ready For Homeownership

I am ready for homeownership! What’s next?    

1. Get Pre-approved
It is really important to talk with your mortgage professional to determine how much you can afford with your income and down payment. This will give you confidence knowing that you can purchase a home, and will give you and your real estate agent a starting price point.  

2. Meet with your Realtor

Before you meet with your realtor take some time thinking about the area you would like to be in, and the type of house you envision. That way when you and your realtor have a meeting you can easily discuss what it is you want, what your needs are, and what your preferences are in a home. Your realtor is there to make sure the transaction goes smoothly and to represent your interests during negotiation.   

3. House Shopping!
This can be the most enjoyable part of the home buying process, but it’s important to shop smart. When looking at homes look past cosmetic flaws (like paint color) and really focus on structural defects. While you can redecorate at a fairly minimal cost, structural deficiencies will hurt the pocket book. Also take note of the location of the house. Driving around the neighborhood at night and on the weekends will give you a feel for how it will be when you live there.  

4. This is the house!

You found the house you want and are ready to make an offer. Your realtor will look at comparable sales within the same neighborhood, and then together you will determine an offer. A good offer is an amount that you are comfortable with, and a price that gives you the best chance to win the bid and move forward with the purchase. Many dates and deadlines on the contract are negotiable, but one of the important ones is the closing date. Consider the seller’s preferred closing date and try to fit their needs, this gives you a better chance that the seller will choose your offer.  

Purchasing a home is an exciting time, but it’s important to keep your head on straight. Try not to fall in love with a house until you have signed the closing papers, and have the keys in hand!
