Growing up in South Denver just around the corner from this factory, I wondered how long the ruins of Gates Rubber Co. could last. The factory finally saw a new beginning in the last decade when the factory slowly began to be taken down, and eventually turned into new mixed-use space. The new area now labeled "Platt park north" consists of apartments, townhouses/condos, Single family homes as well as some commercial space including the new Sprouts. The second largest RTD light rail station, which is located blocks from the development only fuels the demand for more homes to be built. There's no denying, this area will see an influx of new residents in the upcoming years.
